Reading the damage first

Concrete damage in Dallas comes in a few common forms, and each has a different cause. Hairline shrinkage cracks appear as new concrete cures. Wider cracks that grow each year usually come from clay movement underneath. Flaking, called spalling, comes from a weak surface, freeze cycles or de-icing salts. Sunken panels come from soil washing out or shrinking beneath them.

The repair depends on which one you have. Sealing a crack that is caused by an active, sinking panel will not stop the movement, and resurfacing over a slab that keeps heaving will crack again.

That is why the first step is a visit to look at the slab, the drainage around it and how it has changed. Photos taken over the past seasons, if you have them, help a lot.

Cracks and joints

Most cracks in Dallas driveways and patios are not dangerous, but they let water into the base. Water softens the clay under the slab and makes the next round of movement worse. Cleaning a crack out and filling it with a flexible sealant slows that cycle.

Control joints and expansion joints also wear out. The original sealant cracks, weeds grow and soil fills them. Removing the old material and installing new backer rod and sealant is one of the cheapest ways to protect a driveway, and it is often overlooked.

Rigid fillers usually fail on Dallas concrete because the slab keeps moving. Flexible polyurethane or silicone sealants rated for concrete last much longer.

Flaking, spalling and worn surfaces

A surface that flakes or pops off in patches, exposing the stones beneath, is common on older driveways and on concrete that was finished while too wet. Freezes like those of February 2021 and February 2023 made it worse on many Dallas slabs, especially where ice melt was used.

If the slab underneath is sound, a resurfacing product bonded to the cleaned surface can restore an even finish. It works best on concrete that is level and not cracking badly; it does not fix structural problems.

For small spalled patches, a repair mortar can fill the damaged area. It will look different from the original concrete, so on visible areas like a front walk some homeowners resurface the whole panel for a uniform look.

Sidewalks, steps and edges

Sidewalks along the street are where many Dallas repairs start, often because of a lifted panel next to a tree or a corner broken by a truck. The public sidewalk is in the city's right-of-way, so replacing a panel needs a permit, and the city has offered cost-share programs for residential sidewalks in some years.

Front steps and porch edges chip and crack from impact and water. Small chips can be rebuilt with a repair mortar formed to the original shape; badly broken steps are often better rebuilt.

Trip edges where one panel has lifted above another can sometimes be ground down or the low panel lifted, which is quicker and cheaper than replacing both.

When replacement is the honest answer

Repair is worth it when the slab is basically sound and the problem is local. It is not worth it when the concrete is broken into many pieces, keeps moving every season, was poured too thin or without steel, or when repairs have already been layered on repairs.

In those cases, money spent on patching buys a year or two at best. Replacing the worst sections with a proper base, steel and joints usually costs more up front and much less over time.

The contractor will tell you plainly which side your concrete is on and explain why, so you are not sold a patch that will fail or a replacement you do not need.

Keeping repaired concrete healthy

Most concrete problems in Dallas get worse with water. Keeping gutters and downspouts pointed away from slabs, fixing low spots that hold puddles and filling joints all help repairs last.

Trees close to driveways and walks dry the soil unevenly in summer. You do not have to remove them, but regular deep watering in long droughts keeps the clay more stable around the slab.

Resealing joints every few years and checking for new cracks after a hard freeze or a very dry summer catches small problems before they become replacements.

Questions

Concrete Repair — asked and answered

Can you fix a cracked driveway without replacing it?

Often, if the slab is still level and in large pieces. Cracks can be sealed and low panels sometimes lifted.

Why does my concrete flake on the surface?

Usually a weak top layer, freeze-thaw damage or salts. Sound slabs can be resurfaced.

Who is responsible for the sidewalk in front of my house?

In Dallas, the property owner is generally responsible for repairs to the adjacent sidewalk, which is in the public right-of-way and needs a city permit. Check current city programs for cost sharing.

Will a repair match my existing concrete?

Not exactly. Repairs and new panels usually look different at first. Resurfacing a whole area gives a more uniform look.

How long do crack repairs last?

Flexible sealants usually last several years on Dallas concrete, longer if drainage is good. They should be inspected and refreshed as needed.
